Our comprehensive lettings service is based upon three tiers - Let Only, Rent Collection and Full Management:

Advice on letting your property

Accompanied viewings and finding of a suitable Tenant

Negotiation of offers and agreeing terms

Reference and credit check of prospective Tenants

Obtaining security deposit/rent guarantee

Organising/preparing the Inventory (additional charge)

Preparing Tenancy Agreement and Legal Notices

Advising on compliance with Safety Regulations for Gas/Electricity supplies etc.

Checking-in of the Tenants into the property at the start of the tenancy

Arranging transfer of Utilities and Council Tax into Tenant’s name
In addition to the above, our RENT COLLECTION service also includes:

Collecting monthly rental payments and providing monthly accounting to Landlords

Chasing of late/unpaid rents and advising Landlords of their rights

Checking the tenant out of the property at the end of the term (charged to the tenant)
Our FULL MANAGEMENT service includes all of the above, plus:

Periodic (quarterly) inspections of the property and reporting of any problems

Supervising that the tenant complies with their obligations under the tenancy agreement

Obtaining competitive quotations and arranging for necessary repairs/maintenance to be carried out
